The real estate market in Barcelona

Barcelona is one of the best cities to live in throughout Europe. Located on the shores of the Mediterranean, its climate allows you to enjoy the sun and an excellent temperature most of the year. It also treasures a millenary history of which artists, buildings and entire neighborhoods bear witness. Its people have an open character that makes it a place to meet, trends and entrepreneurship.

Culture and gastronomy, fashion and innovation, party and tradition, architecture and exclusivity. Many are the words that define this city, which receives 9 million visitors every year.

Barcelona has ten different districts, both for their day to day and the characteristics of their properties.

Old floors

Ciutat Vella is the most historic district. Distributed between the old walled city of the Gothic quarter, the medieval center of Born, the multicultural area of Raval and the seaside neighborhood of La Barceloneta. An area of apartments and old apartments with details of incalculable value with an average market around 4,500 euros per square meter.

Even more central, in the middle of the city stands the Eixample district. With a large showcase of modernist architecture and residential luxury in the Dreta del Eixample. As well as the Antiga Esquerra, quiet and equally historical. And a Nova Esquerra halfway between Sant Antoni and Sants.

We must also mention the neighborhood of Sagrada Familia and Sant Pau, linked to Gaudí and Domènech i Muntaner. And Fort Pienc, a great unknown between the Paseo de Sant Joan and the Plaza de Glories. All this places the Eixample as one of the three most valued districts of Barcelona, where an average property does not fall below 5,000 euros per square meter.

Gracia and the High zone

On the Dreta del Eixample stands Grace, with its emblematic Vila next to Camp d'en Grassot i Gràcia Nova. And, on both neighborhoods, Salut, Coll and Vallcarca-Penitents. Five totally different residential neighborhoods. Some urban, others surrounded by nature. Although properties are rarely found below 4,400 euros per square meter.

Installed in the upper area of Barcelona, Sarrià-Sant Gervasi is the elegant and distinguished district par excellence. On the Diagonal is the neighborhood of Galvany. And above the Ronda General Miter, with the Tres Torres, the Bonanova and the Putget-El Farró under the Collserola mountain range. Neighborhoods in which an average house exceeds 5,200 euros per square meter.

While Sarrià remains away from all this activity. As a neighborhood reserved for a quiet life. And Pedralbes as the most exclusive and expensive area of the Les Corts district. Neither area has houses below 6,000 euros per square meter. In contrast to La Maternitat-Sant Ramon or the old town of Les Corts, where the average home is around 4,600 euros.

Sants-Montjuïc.

Under both neighborhoods, Sants-Montjuïc is a changing district, open to both travelers and long-time neighbors. From Hostafrancs to Sants and Badal. And from the Poble Sec to the Montjuïc mountain. With a heterogeneous housing market that reaches 3,900 euros per square meter in Hostafrancs and Poble Sec.

Something similar happens in Sant Martí. District with high demand neighborhoods by the sea, such as Vila Olímpica, Poblenou or Diagonal Mar, where a home can cost more than 6,400 euros per square meter, next to the Port Forum. While the Clot moves around 3,500 euros.

A figure that is still far for districts such as Sant Andreu, Nou Barris or Horta Guinardó. Although its potential to rise beyond 3,000 euros per square meter makes them profitable for the real estate investor.
